PropVision is a real-estate analysis product built by Lior Amsellem. Its purpose is to help an investor judge whether a property may be financially attractive: paste a US address and, in about ten seconds, receive a value estimate, a rent estimate, comparable sales, capitalisation rate and cash flow, and a clear buy-or-skip verdict. Its central design principle is to distinguish known data, estimates and calculated values, and to show the range and confidence behind every estimate.[1]
What it computes
- Property research — the property's recorded attributes and comparable sales nearby.
- Rental income estimates — an estimated market rent with a range.
- Investment calculations — purchase costs, financing, operating expenses, net operating income.
- Cash flow — monthly and annual, after debt service.
- Capitalisation rate and cash-on-cash return.
- Property comparisons — the same address analysed as a long-term rental, a short-term rental or a multifamily building, and portfolios of several properties side by side.
- A verdict — buy or skip, with the numbers that produced it.
Known, estimated, calculated
Most property tools present a single number per field. PropVision labels each figure by how it was obtained: a recorded fact (bedrooms, last sale), an estimate from a data provider (value, rent) carrying its range and confidence level, or a value calculated from the user's own assumptions (cash flow, cap rate). Amsellem's framing is that "a number without a range is a guess wearing a suit."
Assumptions and scenarios
Down payment, interest rate, expected rent, vacancy and expenses are editable, and the downstream figures update live. The point is to let an investor test an analysis rather than read one: move the rent down, see when the deal stops working.
Source transparency
Property data comes from RentCast and is credited as such in the product. Users are told which figures are the provider's estimates and which are PropVision's calculations.[2]
Interfaces and status
The web product at propvision.app is live, with a free trial on every plan and paid Pro and Business tiers (prices on the site). An iPhone app with Apple sign-in and a Portfolio feature has been released through the App Store. A Chrome extension and the domain propvision.us are not in use and should not be relied on.
